Purpose of Job:

Responsible for the execution of all maintenance and assigned projects related to HVAC, as well as other general maintenance tasks in the Lebanon Special School District.

Primary Job Duties/Responsibilities:  The following duties are normal for this job.  These are not to be construed as exclusive or all-inclusive.  Other duties may be required and assigned as needed.

General Responsibilities/Essential Functions:  

  • Able to learn/operate building energy management control system on basic level
  • Ability to repair, replace, or install electrical or hydraulic control systems and devices on commercial HVAC systems
  • Ability to repair and maintain HVAC systems and components
  • Ability to adjust and regulate the air and water flow in HVAC systems to maintain efficiency and performance, including open/closed loop systems
  • Ability to perform preventative maintenance on commercial HVAC systems including coil cleaning, filter changing, belt replacement, etc.
  • Ability to perform basic general maintenance tasks inside and outside of all facilities
  • Refrigeration experience is not required but a plus
  • Provide proper, timely service to the Lebanon Special School District:  easy to get in touch with, agreeable to working with staff on all concerns, maintain good communication, accommodating and exhibits a sense of urgency when needed
  • Communicate with immediate supervisor about task-related concerns
  • Meet work specifications and quality standards for each job
  • Ensure job completions and quality work
  • Inspect assigned work sites before work begins and at completion
  • Ensure that good housekeeping and safe work practices are followed
  • Schedule work in a manner that will least impact the normal school activities at the affected facilities
  • Collaborate effectively with other team members to coordinate the timely completion of all maintenance tasks to ensure the orderly operation of the Lebanon Special School District
  • Ensure that the use of the district’s resources (time, money, people) are used in the most strategic and effective way possible
  • Operate and care for tools required to do the assigned job
  • Operate any and all equipment used in grounds maintenance
  • Collect and deliver equipment and materials needed for the project
  • Respond to “after hours” emergency work as needed
  • Record progress of all jobs and provide regular status reports (utilize work order system)
  • Work with all other maintenance personnel to perform assigned duties

  • Provide exceptional levels of professional support and service to staff and public
  • Ability to read and write in English and follow verbal and written directions
  • Work under adverse weather conditions when the need arises
  • May operate a motor vehicle to conduct various work activities
  • Successful completion of Criminal Justice fingerprint/background process and drug screen

Qualifications:  To perform this job successfully, an individual must be able to perform each essential function satisfactorily.  The requirements listed below are representative of the knowledge, skill, and/or ability required.

  • High school diploma
  • Minimum of three years experience
  • Must possess a valid Tennessee Drivers license with a clean driving record
  • Such alternatives to the above qualifications as the Maintenance Supervisor, Director of Operations, or Director of Schools may find appropriate and acceptable

Abilities/Physical Requirements

  • Must be able to lift 50 lbs. frequently, 100 lbs. occasionally and 100+ lbs. with assistance
  • Lift, bend, climb and kneel to complete assigned tasks
  • Able to tolerate heights and work off a ladder or scaffold as necessary
